San Lucas Apartments was amongst the leading redevelopment projects to revitalize the western edge of downtown Los Angeles. With the history Commodore Hotel as its neighbor, excavations were strategically administered to accommodate the two stories of underground parking. The wood frame superstructure includes four story which host 196 senior affordable apartment homes. Raised landscaped beds at all exterior common areas provide an overwhelming connection to nature amongst neighborhood of dense development.
The unique aspects of constructing the San Lucas Apartments included strategic scheduling and efficient production rates necessary to coordinate deliveries to this in-fill site. The site provided little in the way of on-site storage of materials. This project also relied upon the collective expertise of Pavilion principals, shoring and excavation contractors, structural and geotechical engineers, and architects to efficient manage a "discovery as you dig" challenge against historic neighboring structures.
