The progress of the Pettygrove Apartments is now unmistakably visible. Since mobilizing in April, the six-story apartment building is on the rise and in the coming months will begin to take form.
“Like a lot of construction projects in the area, acquiring finances was this project’s biggest challenge, now it’s up to the builders to do what they do best,” said Chris Rogers, President of Phase Two Development. Starting out as a single-family home developer in the mid 1990’s, Rogers has always had a passion to create housing from the ground up. “I have always enjoyed the challenges of developing new homes and the ability to create something from the ground up; to give others an opportunity for a better living,” says Rogers. With over 200 units completed to date, and a strong resume in multi-family/urban core workforce housing, Rogers is looking towards another successful project.
During the month of August, all underground plumbing was installed and the slab-on-grade for the apartments was poured. Only recently one of the most critical phases of the construction took place, the installation of the post-tension slab. It supports the five stories above the first floor parking garage and must pass vital tests to ensure the tension on the cables has been tightened to the appropriate resistance, and that the slab will be able to hold the immense pressure and weight from above. Presently, a tower crane stands poised at the 20th and Pettygrove Street project site to assist with the above ground floors. As the post-tension slab is now settled, wood framers will continue to work skyward. Following framers, masonry workers will mobilize to lay the brick and stucco façade. A hydraulic Fraco scaffolding system will be utilized to provide them more efficient working space and easier vertical access to the exterior of the building than would a stage scaffolding system. Pavilion Site Superintendent Paul Lamberson has been hard at work and shared his perspective from the field, “We are making good progress each day, and everyone is committed to working together day-in and day-out to get this building in the air.”
The Pettygrove apartments are working towards a first quarter, 2012 completion date. The upcoming winter weather conditions, tight working space, and accommodations of neighboring buildings and residents will challenge the project team to stay on the projected schedule. Through careful planning and upholding excellent communication between all team members, Pavilion Construction is well prepared to lead the project team towards successful completion.
